Commercial EV charging has never been more affordable to install, and the reason is a federal incentive with a deadline. The 30C Alternative Fuel Vehicle Refueling Property Credit covers up to 100,000 dollars per installed charging port for qualifying commercial properties. For a multifamily building, retail center, or hospitality property, that can offset a large share of an EV charging project.

The deadline that changes everything

The credit is available for property placed in service through June 30, 2026. Because EV charging projects often involve a service assessment, possible electrical upgrades, utility coordination, and permitting, the timeline to complete an installation is longer than many owners expect. Starting late in the window is the most common way to miss the credit.

What qualifies

The property generally needs to sit in an eligible census tract, and there are prevailing wage and apprenticeship considerations that affect the full credit value. The chargers, related equipment, and much of the installation labor can count toward the basis.

How to move now

The first step is a service capacity assessment. Many older buildings need a panel or service upgrade before chargers can be added, and that work takes lead time.
